Real Estate Marketing: What To Do When Times Get Tough
Go to: Previous Article Next Article
Can you just leave you home?
When times get really tough it becomes almost impossible to keep up with house payments. Getting behind can get you in a sticky situation. Property values are dropping and even if your payments are up to date the resale value of your home means you will lose money on the sale of your home. With a home that isn't selling, many will think it's a good idea to just walk away. Why not just move somewhere else and begin again?
Danger, danger Will Robinson!
The ones who walk away do not see the nightmare that is foreclosure. Foreclosure is time consuming as well as stressful.
When you bought your home you knew it was a major investment and you made a commitment to repay the loan. You needed and still need a place to live. There are many legal reasons to follow through, and your commitment is just one of them.
There is a time for everything. There's a time to plant and a time to reap benefits. The real estate market works in cycles and history tells us that when times get tough in the market if you wait it out times will turn around and property values will again appreciate.
There is help for you if you if you can't meet your payments.
If the economy gets tight, rate type mortgages cause big problems. For people who feel overwhelmed by their mortgage, there are internet companies that offer help. They try to tell the owner that walking away is a good option and foreclosure can't be avoided. These companies will try to take advantage of homeowners.
There is help to be found on the Internet but it should not cost you more money. There are nonprofit organizations that will negotiate with your mortgage lender and help the owner save their credit. Look for HUD approved counseling agencies, National Credit Foundation for counseling and others like these. Credible nonprofit organizations will offer free advice.
Look out for scammers using foreclosure as their cover.
Once you fall into the late payment trap companies offering foreclose 'deals' will come out of the woodwork. They will make promises to you that will probably never happen and offer to take your home title through Quickclaim Deed, and the result is a lose, lose for you. Contact a real estate lawyer if you are seriously considering this type of drastic action. Make sure to check it out.
Foreclosure isn't a good solution!
If a "Notice of Default" comes to you, you can stop the action. Look for companies that are reputable for help in the nonprofit category.
What if the company offering help isn't nonprofit? You credit will be ruined with foreclosure. The damage will remain on your credit report for ten years. If you manage to get another mortgage the interest rate will be ridiculous. Bottom line, do everything to protect your credit.
