Louisville, Colorado is located in Boulder County and began in 1877 as a rough and ready mining community. It went through an extraordinary period of labor violence early in the 20th century but made the transition to an attractive suburban residential community after the mines closed in the 1950s. You should note that unlike the city with an identical name in Kentucky, the name of the city is pronounced "Lewis-ville".
Several times over the past few years, leading media publications have recognized Louisville as among the best places in the United States in which to live and raise your family. Many of these publications used criteria such as housing, education and the quality of life. In July 2005, CNN/Money and Money magazine placed Louisville fifth on their ranking of the 100 best places to live in the United States. In May 2006, Bert Sperling & Peter Sander who wrote the book "Best Places to Raise Your Family: The Top 100 Affordable Communities in the U.S.", placed Louisville at the top of their list of best places in the U.S. to raise a family. In August 2007, CNN/Money and Money magazine again placed Louisville at number three on their list of the 100 best places to live in the United States. In July 2011, CNN/Money and Money magazine chose Louisville the Winner and a top place on their list of 100 best places to live in the United States.
The average price of real estate in Louisville was $335 a square foot which was an increase of over 70% compared to the same period in the previous year. The median sale price for homes in the period from February to April was over $417,000 on the basis of 62 home sales. The median price of home sales showed an increase of over 31% or $100,000 with a 10% increase in the numbers. The average listing price for homes for sale for the week ending the second of May was over $445,000 which is an increase of 2% over the preceding week.
In addition, the number for absorption was 22% which indicates that the market is pretty evenly balanced between supply and demand. Experts believe that the increase in median prices does not necessarily mean that prices are rising but indicates that homes at the higher end are selling. The average figure for days on market continues to be around that level of 110 days and this is likely to continue for the rest of 2012. The numbers are not quite as strong as many people had hoped but nevertheless indicate an encouraging trend in real estate.
