Trying to sell a home isn't up to the Realtor. Homeowners must help the Realtor get ready as well.
Homeowners need to be extremely critical of their home and yard and try to look at it through a buyer's eyes. Start by using this list before show day.
Outside
Curb appeal
Look at gates, perimeter wall or fencing and the garden. A coat of paint may suffice. Trimming trees and shrubs is a good idea.
The Walls of the Outdoors
Walls should be repainted, fixed, or cleaned.
Siding, Roofing, and Gutters
Although these can be expensive to replace, if these areas are in need of repair it is advisable to take care of the problems before trying to sell the house.
Gardens
Mowing the lawn the day before will be like a haircut for your yard. Trees and bushes should be cleared from the walkway. Yellow has been found to be a good 'sale' color, so try to plant some yellow flowers near the entrance to the home.
Interior
Paint More
A simple painting can spruce up a dull home. Choose neutral colors that won't clash with a client's ideas.
Neat and tidy
Clean out everything before show day. Scrub everything that is visible, especially areas that are normally ignored or glossed over like behind and under furniture, curtain rails etc. Buyers will open cupboards, so clean them well.
Clutter Cleaning
Everything should be removed that is possible. Piles in the backyard should be removed as well.
Pet problems
Not all people are pet fanatics. Cat litter, dog bowls, beds etc should be removed from the house altogether.
Bathrooms
Bright and shiny best describes what a bathroom should look like, so make sure all faucets and fittings are clean.
The very final step is home staging. This is where you add little touches to make the home look its best.
The morning of the show, do some touching up. Toys should be hidden and dishes should be washed. Check and make sure the children didn't unpack their toys! Go out for the day, and hopefully come back to a few good offers from buyers.
