Unless you had an alternative eduction, you probably learned U.S. history the same way a majority of American students learn U.S. history, through the eyes of the power elite. According to text books, all that ever happened, happened because of presidents and wars and assassinations. We learned of Columbus 'discovering' the new world. We learned of Abraham Lincoln freeing the slaves. These are broad strokes and highly impartial.

It's also an over simplified description of a very narrow slice of a huge country's entire history. My examples are just to make a point. Viewing history from this perspective, is not really knowing history.

Education uses frames to teach (without necessarily describing them as frames or admitting to them). The main frame used is that public education has limitations on what it can teach. Because it is funded by taxpayer money, the government determines the curriculum--what can and can't be taught. History books are revised not based on fact, but on what is most advantageous to the power structure. Revising history seems to be an Orwellian work of fiction. That couldn't possibly happen here, right? But when you think about it, all history is an act of revision and a work of fiction.

I came across "The People's History of the United States". It's a book that has been around for almost thirty years and continues to be updated as history continues to be move forward.

Well. . .it seems like some of my readers have been paying careful attention. I like that. A while back I wrote an article about the eight most common avoidable pitfalls in language--but, if, try and might. Hey, that's not eight! What are the other four? Several people commented on my blog that I was utilizing the open loop method of persuasion by saying there were eight, and only revealing four. Was this intentional? Maybe.

Whether it was intentional or not, it seems to have worked with several folks enough for them to call up my assistant and e-mail me asking for the other four.

Well. . . if you've been awaiting in eager anticipation part two, thanks.

The first three of the final four: would have, could have, should have (woulda, coulda, shoulda).

The problem with these phrases is that they're all in past tense. While this doesn't seem on the surface to be problematic, they can have a seriously negative impact on your persuasion message.

As persuaders, we want to be in the present, staying with now, so that they can see themselves acting immediately. It's never a good idea to put people in their heads, into the past because we want them with us. As the spiritual teacher from the sixties and seventies coined it, 'be here now'. Can't. I had a high school teach who forbid us from using this word. It's in a class of words called 'negations'. Negations, used the way most people use them, can pose a serious threat to your persuasion message, and in fact, can nullify your message entirely.

Take for example the sentence: "You can't use negations". This, in essence, forces your mind to first picture yourself using negations which then negates your ability to use them.

What happens when you say to yourself, "I just can't sleep." Well. . .it turns out, you can't sleep.

Negations force the mind to think of the one thing you don't want to think about. The most important element to persuasion is to get your prospect imagining themselves, creating a mental image, of them doing what you want them to do.

Words like "can't" create the very image you don't want the person to make.

There are some very powerful and creative ways to use negation -- just be careful that you use it properly or not at all until you're comfortable with it.

Whose Responsibility is it Anyway?

Simply put, it is your responsibility. Probably 99% of investment properties are sold AS-IS and earnest money deposits are non-refundable. This means that, if something is wrong with the house, or needs fixing, it is the responsibility of you, the buyer, not the seller. This differs greatly from transactions where you are buying a house to live in yourself. Those types of homes are typically not fixer-uppers. If they are, they are probably sold as is, and you are going to get the house for a lot less than you would if it did not need fix up.

Of course, the fact that the property needs repairs is what makes it a good candidate in the first place. Remember, your best investment properties are ones that need repairs. So, you should go into the project with the mindset that you will be painting, replacing carpet, fixing drywall, and possibly even adding on bathrooms or replacing kitchens. The key here is to know all of this when you go into the purchase. This is your responsibility.

So, how can you do this? You might be a new investor who has no idea what repairs would even be involved. Or, maybe you don't have time to get that involved. We would suggest that you take the time to find out, and you educate yourself where needed. This is not because anyone is going to try to take advantage of you, but because you need to have your knowledge base intact before going into your endeavor. If you still feel like you don't know enough, or you are still too busy, you are probably correct.

However, if you are ready to get started, make sure that you have a quote on hand from a licensed contractor and see what repairs they are going to do. Make sure that you walk through the house or see interior photos. This way, you will know if there is something else that you think should be done or that you just want to do. This way, you can have the bid adjusted before you begin the process. If you wait, any increase in repair funds will have to come from your pocket, because they will not have been escrowed in the beginning.

What Else Do I Need to Know?

You really need to be involved in every aspect of your transaction. Of course, some things will have greater bearing on your success than others.

You definitely need to know how your up-front financing works. The vast majority of rehab real estate investors use private funds or hard money to purchase their property. But, depending on the lender, the programs vary. Make sure that you know your interest rate. What is the term of the loan? Are there any pre-payment penalties? You also need to make sure that you stay in touch with your mortgage broker throughout the process. This way, if anything changes, you will know about it right away. For example, you can make sure that you know what programs that your mortgage broker has, and what you qualify for. There may be a new program that comes out that is more advantageous for you, or the program that you may have thought you were using may no longer be available. The changes may not affect your ability to close on your refinance, but they may. You may have to pursue a different strategy, and it is good to know this in advance, rather than at the last minute.

If you know me at all, you know I'm a busy man--from teaching my weekly coaching calls, giving seminars, working up lesson plans for the Persuasion Factor to spending time with my family and friends and working with the religious organization I am involved in. I wish there were more hours in a day. On top of all that, I'm undergoing some personal transitions that require a whole other list of things to do. . . With all this I know the main thing that has kept me on target has been the ability to organize.

With change and upheaval (and life in general) comes chaos. I don't have much patience for chaos so in an attempt to minimize its effect on me, I like to shape it into something simple and portable.

I'm sure you're busy as well. Maybe your tasks are high priority, requiring deadlines and follow ups that simply have to be met. Some of them are probably less important--getting the dry cleaning, getting a car wash, remembering Secretary's Day. One thing that I find invaluable in this high tech world is a pencil and paper and a very easy thing called a list. Yup. The ever faithful 'to do' list. I suppose it could be that I'm just very process oriented. I like a 1-2-3 way of doing things. As I've discussed before, the conscious mind can only hold seven plus or minus two pieces of information at any one time. When we transfer the information that we don't need immediately onto a piece of paper (or into our Blackberries, if you're so inclined), this frees up space to concentrate on the present.

I typed the words "to do list" into Google and was given a variety of resources for online listing. Remember when a pocket note book and pen were all we needed? I happen to prefer the old-fashioned handwritten list, but if you have a Blackberry, why not put it to use?

This one is persuasive for reward oriented people in that it gives you points when you finish something and it makes you charts and graphs of how productive you are as you complete your tasks.

I've also become reacquainted with a tool I used to use but which I lost track of. Ironically, it's a tool to keep you organized (helping you to remember) the things you need to do. It's called Thought Office and falls under the heading of brainstorming. It's a creative and organizational tool that I simply love and for which I have found various uses.

When we take small steps to clear up our internal clutter and organize our thoughts, then we're on our way to accomplishing bigger things.

So what does this all have to do with persuasion?

Well, I've said this before and I'm sure to say it again many times. . . once we can persuade ourselves, whether it be something as involved as stopping smoking or losing weight, or something as "easy" as dropping off that bag of clothes at Goodwill that has been sitting in the trunk of your car for three months, when we create an internal environment where we are saying what we do and doing what we say, we are working with our other than conscious minds to achieve amazing results.

Austin Texas 2008 Economic Forecast

The economic outlook for Austin generally mirrors the Texas forecast: local job and population growth outperforms the national economy. The Texas Workforce Commission predicts 3.1% job growth, while local economist Angelos Angelou predicts 2.3%. The unemployment rate for December 2007 was estimated at 3.6%, down from 5.1% in the Austin area during October 2006. Austin population growth is driven by the high quality of life in the region, with the area being ranked as the top destination for relocating singles and families by several publications. Also, MSN recently ranked Austin as "The Greenest City in America," continuing a string of "best of" for the city. Located on the Interstate 35 Corridor, the city has grown in population the 3rd fastest in America this decade, with Ft. Worth first and San Antonio fourth, according to data from the U.S Census Bureau. Population growth of 42,000 is projected for 2008, down from a high of about 60,000 experienced in 2006, according to the Austin-American Statesman. Demand in the local real estate market is down as compared to 2006 but is still positive, with generally more houses on the market. Angelou predicts that if local homebuilders react to negative national trends, housing starts in Austin will fall while the local market is still healthy and homes are still in demand, which would then create a low inventory of new homes for sale. The result, he predicts, would be an increase in demand for rental housing such as apartments and result in a spike in rental prices. Another indicator of the local real estate market is how much work property inspectors are doing, since their work is usually in demand when real property changes hands. According to my survey of inspectors, most say their number of inspections has dropped more than 50% since September 2007. Many did say, however, that the drop could be seasonal and that demand for their service should increase by May 2008. Most job growth should appear in Austin's traditional strong areas, like government, education, and health services. As the state capital and seat of Travis County, local, state, and federal government employs more than 150,000 workers, and that's expected to increase, according to Texas A & M's Real Estate Center. As an education hub, with the University of Texas and more than 20 other colleges within 30 miles, and several large public school districts, Austin will need more education workers. The "Live Music Capital of the World" continues to employ many in the leisure and hospitality industry, and large healthcare employers like Seton and St. David's are expected to add workers. With the quality of life high and the population continuing to increase, Austin should see positive job growth through 2009.

When I teach my students about the towards and away continuum, I get asked the following question a lot: Isn't an 'away' person just a really negative personality type? I want to start out by saying, no, not necessarily. I won't deny the fact that there are truly negative people out there, but a person who is inclined to move away from a problem as opposed to running towards an outcome, is not fundamentally negative.

We've been taught from a very early age that 'if you don't have anything nice to say, don't say anything at all.' I am not on board with this cliche. It's dishonest. Putting a happy face on everything is impossible. Even if you 'turn lemons into lemonade' there is value in indulging in life's ups and downs. When you allow yourself to experience (not wallow in) life's lows, you will feel the highs even more intensely.

With that said, it's hard to be around people who complain incessantly. Viewing the world through the lens of misery and inconvenience is dreadful to be around. I believe if you're around that kind of personality for long stretches of time or consistently, your energy will be depleted as a result.

I am of the opinion that I'd rather have people be honest and accurate, and whether it is positive or negative is beside the point.

Okay, so back to the 'towards and away' continuum. Like all continuums this is context specific meaning that where someone may be tremendously 'away' when it comes to health (maybe because they've had a scare and are trying to get away from having another brush with early death), they may be very towards when it comes to security or wealth.

To determine towards and away, we need to elicit our client's criteria. And say it turns out to be financial security. The big question is: Ultimately, what will having financial security do for you?

Now, security is a value that can be either towards or away, so you've got to listen very closely to the answer to this question to determine their direction.

If they say, 'Having financial security will mean I'm safe. I won't have to worry anymore about the stock market or how I'm going to retire. . .'

Is this person moving towards a solution or away from a problem?

This is definitely an away from answer.

I call the technique which is most effective with away from people 'backing the ambulance up to the door'. In this approach you are poking at wounds, really helping them wallow in their fear and then marrying your product or service with the path to financial security.

An appropriate away from response would be, 'You bet. Exactly. It's absolutely understandable that you'd feel terrified. The market is a dangerous place right now. People are going to lose fortunes. Having no alternate plan, no parachute, is going to ruin many lives. My clients, however, have moved beyond that fear as they work with me, and are, as a result, safe and secure.'

Determination of towards/away enriches rapport immeasurably. Forcing an away from oriented person to see the silver lining or look through rose colored glasses will put them off and make persuasion very difficult. Just go along with them and bask in the fear and horror that you can eventually relieve them of.

What benefits can come from having beneficiaries, customers, and users doing more for themselves? In our harried lives, most people favor doing things themselves when that action saves their time. That observation seems like a paradox. How can do-it-yourself be faster than having a service fully provided? Part of the answer is that many offerings with full service are provided inefficiently. Here's an example: Half the gas stations and vehicle repair shops near our home prominently advertise low-priced oil changes. Go for one of those oil changes, and you'll probably end up waiting two hours, even if you have an appointment. Be sure to bring a book or pick a location near where you can do some useful shopping. Every 5 miles or so we drive, however, we'll pass another choice -- a quick oil-change emporium. If no one is waiting at the quick place, you can drive right into a bay designed to make oil changes fast. Unless you decide you want some other service, you'll drive out of the bay again in about 10 minutes and be on your way. What are the do-it-yourself elements? First, the quick emporium makes the timing of oil changes an impulse buy through allowing passing drivers to see when fast service is available because no customers are waiting. That aspect of the business model is like being a mass merchandiser. The customer helps himself or herself to an offering based on noticing the offering, rather than having a prior intent to purchase. Second, the drivers never leave their cars. In essence, it's like an improved version of a drive-through lane at a fast food restaurant. We are often reminded of that comparison when we end up waiting in line longer for fast food in a drive-through lane than for an oil change. In part that's because quick change places usually have at least three bays while fast food drive-through lanes usually have only one line served by a single window. For the customer whose time has an economic value to herself or himself, the quick oil change emporiums offer a good value. You save almost two hours over standard "full service" by spending an extra $10 to $15. Do-it-yourself time savings can be even greater for accessing a physician to help you solve a medical problem. Let's look at an inefficient method first. In the United States, seeking most such health solutions begins by visiting your primary care physician who is usually a general practitioner, an internist, or a pediatrician (for children). Primary care physicians are busy people, so you won't get to see them for at least two weeks unless you are experiencing a near-emergency. Once there, you are sent out for tests. Depending on the test results, you either come back to the primary care physician or are sent on to a specialist. If it's still not a near-emergency, you will wait one to six months to see the specialist. The specialist will then examine you and order more tests. Once the second round of tests is done, you'll have another chance to make an appointment and see the specialist again in one to six months. At this point, you've been pursuing this health issue for more than two months, and no one has started to treat what's wrong with you. When you return for your second specialist visit, you can expect in some cases to be referred to one or two other specialists. Of course, unless it's a near emergency, you cannot get into see them either for another one to six months. After those visits and tests are over, you make an appointment to see the first specialist again. Once again, you wait one to six months. Chances are, too, that each time you visit one of these physicians, you wait to be seen. Between travel, tests, waiting time, and more travel, you may have invested four days of your time by now. Hopefully, your medical problem has gone away on its own. Otherwise, you're on a three-month to two-year treadmill that may or may not lead to a solution. What's the alternative? One choice that many people favor is to visit one of the famous diagnostic clinics. You'll be poked and prodded continually for two to three days, and you'll pay quite a lot out of your own pocket for the visit. But you won't leave until all of your physicians have received strict marching orders from the clinic for how to treat you. If you really need medical treatment, you're now way ahead of the game. What's the problem? You may have to wait six months to a year to get an appointment at the diagnostic clinic. But that can be a big improvement over two years that may lead to inconclusive results. Some people gain an access advantage by simply scheduling annual checkups at such clinics. What's a faster, less time-consuming alternative? Conjure up a scary symptom, and you can simply head for the emergency room of the best hospital in your area. If your problem is serious, you'll be admitted to the hospital within hours and you'll have specialists checking you out within 24 hours. Tests will also be accelerated. Two years of waiting may be compressed into a few days in the hospital. As you can imagine, this do-it-yourself approach to health care is increasingly popular in the United States. Emergency rooms are overwhelmed with people, most of whom don't need to be seen there. But the appeal of fast service brings patients in, much like the quick lube place with no lines. Recently, more hospitals are getting smarter about this back door into accelerated care and now locate general-purpose outpatient clinics next to their emergency rooms. As you enter the emergency room area, a triage nurse figures out if you are well enough to go to the outpatient clinic and wait to be seen on a first-come, first-served basis. This choice does speed things up for the patient by eliminating the need to wait to see your primary care physician when she or he next has an appointment opening. If such clinics can learn to affordably help people track down their health-care solutions faster and by spending less time, many patients will flock to these clinics.
